Your valuation, with no commitment

Find out what your home is worth

We give you a first indicative valuation, free and with no commitment, from just a few basic details. Official valuation: carried out by an independent appraisal company before signing. Its cost is the owner's and is paid in advance on accepting a proposal.

Free, no commitment

Indicative valuation

A first estimate of what you could obtain. All we need to know is your age, your city and the approximate value of your home.

  • Free and always available
  • No sign-up and no commitment
  • A result in under 2 minutes
Paid in advance on accepting a proposal

Official valuation

The official valuation is carried out by an independent appraisal company: we do not do it and we do not influence its result. It is commissioned when you accept an investor's proposal, before signing. Its cost is yours and is paid in advance at that point. Before commissioning it, we will tell you in writing how much it costs and who bears it if the transaction is not signed.

  • Legal standing for the transaction
  • Its cost is the owner's and is paid in advance on accepting a proposal
  • The valuation report is yours

These calculations are indicative and pending independent actuarial validation. The binding offer is confirmed after the official valuation.

For families

Stand by your parents through this decision

We know this is not a small decision. For many families, the home is far more than an asset: it is the shared history, the memories, the refuge of a whole lifetime.

  • A free explanatory call for you and your relative.
  • Material you can download and share with your parents.
  • A real adviser who is with them at every step, with no pressure.

Nobody will sign anything until you are absolutely clear about it.

Safeguards

The greatest possible protection for you

Your home is still yours

Your right of use is recorded at the Land Registry and holds against third parties: you can carry on living in your home for the rest of your life.

Protection against non-payment

If the investor stopped paying, the termination clause written into the deed lets the transaction be unwound and your home protected.

Verified investors

We only work with financially sound investors, whom we check before every transaction.

Transactions before a notary

Every transaction is formalised in a public deed, with every legal safeguard it carries.

Your adviser, independent of us

We recommend going through the contract with an adviser you trust, unconnected to us.

Frequently asked questions

The questions people ask us most

Can I carry on living in my home until I die?

Yes. Under all four options we offer, your right to live in the home is protected for life by a right of use or a tenancy agreement, recorded at the Spanish Land Registry and enforceable against third parties.

What happens if the buyer stops paying me the income?

The deed includes a resolutory condition entered in the Land Registry. If the buyer fails to pay, that clause allows the seller to seek termination of the contract and the return of the property. The specific effects and timescales depend on each case, and your independent legal adviser will explain them to you before you sign.

Can my children get the house back afterwards?

It depends on the option chosen. With bare ownership and with sale with lifetime tenancy, title passes to the buyer. In every case, we explain what it means for your heirs before you sign.

How long does the whole process take?

Between 4 and 8 weeks from the first call to signing at the notary's office, including the official valuation.

Can I change my mind during the process?

Yes. Right up to the moment of signing at the notary office you can leave the process at any point, with no penalty. The indicative valuation and the advice cost you nothing.

Who will I be dealing with throughout the process?

One single human adviser is with you from the first call until after signing. Same name, same phone number, same person.
