We understand

We know why you are here

Your parents own a home whose value has built up over the years. Perhaps they want a monthly top-up to their pension. Perhaps they want to help their children or grandchildren financially. Or perhaps they simply want to live their retirement with more room to breathe and fewer worries.

They have heard about bare ownership, about life annuities, about “selling the house but carrying on living in it”. And they have told you they are thinking about it.

You have started looking into it. And, naturally, you have questions. Some you ask out loud. Others you do not dare ask, because you do not want to alarm your parents.

It is all right to feel this way. It means you care about them.

This page is for you. So that you understand exactly how it works, what safeguards exist, what the risks are and what part you can play in the process. Read it calmly. And if you want to talk, you know where to find us.

The questions you do not dare to ask

The five concerns we hear most often

These are the fears that come up most often when a family talks about this. We tell you how we deal with them.

What if someone is trying to take advantage of my parents?

It is the first question almost every son and daughter asks us. And it makes complete sense.

That is why we work the way we do: every transaction is formalised before a notary, and we recommend that an adviser independent of us, chosen by you, reviews the contract and explains it to your parents before they sign.

Your parents can stop the process at any point, even minutes before signing, with no penalty. Nothing moves without their explicit agreement.

Will my parents really understand everything they are signing?

It is our commitment to make sure they do.

Every meeting is designed for people who are not experts in finance or property law. We use concrete examples with real figures. We repeat whatever needs repeating. We hold as many meetings as it takes until your parents understand everything.

And if at any moment, during the signing at the notary office, your parents have a doubt, we stop. We do not sign. We explain it again. It is only signed when they are completely sure.

Are they going to be pressured into closing the transaction?

No. Nobody will ask them to sign on the same day.

If we see that the transaction does not suit them, we tell them so openly, even if that means we do not work together.

Your parents set the pace. If they need a month to decide, it is a month. If they need three, it is three. We do not call to apply pressure.

What happens to the inheritance? And how do I explain it to my family?

This is the hardest question, and we understand it.

Depending on the arrangement your parents choose, the inheritance is affected in different ways. With bare ownership, for example, title passes to the buyer, so the heirs do not receive the home. With other arrangements, the situation is different.

What matters is that your parents make this decision informed, together with you. That is why we always recommend that the whole family is in the conversation from the start. We explain to you, in detail, what each arrangement means for the inheritance. No half-truths.

What if it is not the right time for my parents yet?

Then it is not the right time. And we will be the ones to tell you.

Before any transaction, we look at the whole situation: income, outgoings, health, possible alternatives (state support, savings, other options). If we see that your parents have better routes available before making a decision about their home, we say so.

There are families who, after talking to us, decide to wait a year or two. Others find other solutions and never need to take this step. In both cases, the time we have spent talking to you has been free of charge and always will be.

The adapted process

How we work when the family is involved

When the family is involved in the decision, the process adapts so that everyone is informed from the very first moment.

A first call together

The first call can be with your parents and with you, at the same time, by video call or phone. Everyone hears the same thing, everyone can ask.

Meetings with the family present

The meetings to go through the report can be held with the family present. If you live far from your parents, we arrange video calls so that you can attend.

Material to review at home

Everything we explain is also given to them in writing, in an easy-to-read format. So that your parents can go over it calmly at home, with you beside them.

Your own direct contact, too

Even though the client is your relative, you are given the adviser's direct phone number. You can call them yourself with any question you would rather raise on your own.

Downloadable guide

Material to start the conversation at home

Talking to your parents about money, the family home and the future is never easy. To help you, we have put together a PDF guide you can download, print and go through with them at home.

The guide includes:

  • The four formulas, explained one by one
  • What the figures depend on, and why the guide contains none
  • What protects your father or mother, and how far it goes
  • The five most common fears, one by one
  • Questions to ask as a family and before signing

Frequently asked questions

What sons and daughters ask us most

Can my siblings and I attend every meeting?

Yes, without exception. In fact, we recommend it. The more people you trust who hear the same thing, the better the decision your family can make. If you live in different cities, we arrange video calls so that everyone can join at the same time.

Do I have any right to object if I think my parents are making a mistake?

Your opinion matters, even though legally it is your parents who decide. Our process is designed so that the decision is made in an informed way and as a family. If you have serious doubts or see something that does not add up, you tell us. We pause the process and review it. Our aim is not to close transactions, it is for the family to make the right decision.

What if my parents have cognitive decline or are on medication that could affect them?

The notary has to check that the person signing understands what they are signing; if in doubt, the notary may decline to authorise the deed. If you have concerns in this regard, we discuss them openly beforehand. In some cases it may be advisable for a doctor to issue a capacity report before signing.

What does this service cost the family?

The indicative valuation is free and without obligation. We only charge if the transaction is signed: 1.5% of what they receive for the home, settled at signing before a notary. If it is not signed, we charge no fees. The official valuation is separate: its cost is the owner's and is paid in advance on accepting a proposal; before commissioning it, we will tell you in writing how much it costs and who bears it if the transaction is not signed. Your adviser will give you the breakdown in writing.

Can my parents change their mind halfway through?

Yes. Until signing, you can stop at any point, without giving reasons. If stopping at any step had a cost — for example, an official valuation already commissioned — we would tell you in writing beforehand. That is why we take all the time needed before signing: with every question answered, with the family present and with the documents reviewed by a lawyer chosen by you, independent of us.

My parents live in a small town. Do you work throughout Spain?

Yes. We work throughout Spain by phone and video call, and we are building a network of certified partners — estate agencies trained by us — so that we can also meet in person.

Shall we talk as a family?

We can arrange a first call together with you and your parents. With no commitment, to answer every question you have as a family. We call at whatever time suits you best.
