1. Who we are

Our office can be visited and it is where we receive the clients who want to meet us before deciding anything.

2. What this website is, and what it is not

renta100.com is the platform from which we put people who own a home and want to obtain liquidity without ceasing to live in it in touch with people willing to invest in that operation. We intermediate in four arrangements: bare ownership, property-backed life annuity, fixed-term annuity and sale with a lifetime tenancy. All of them are formalised in a public deed before a notary.

3. What weight the information we publish carries

This is the most important section of this document, and that is why it comes before the terms of use.

3.1. The simulator gives an indicative valuation

The result our simulator returns to you is an indicative valuation, pending actuarial validation, and it is labelled as such every time it is shown. It is not a formal appraisal: a formal appraisal is a report reserved to authorised appraisal companies and follows its own procedure. Nor is it a binding offer, and it does not commit any investor.

3.2. We do not provide tax, legal or financial advice

The content of this website — articles, guides, examples, glossary and frequently asked questions — is for information purposes. We explain how these operations work in general terms, but this does not replace advice from a professional who knows your case.

In particular, the tax treatment of an operation depends on personal circumstances that we cannot verify, among them your age, your tax residence and whether or not the property is your habitual residence. Any mention of tax matters on this website describes the general regime and is not equivalent to a conclusion about your situation.

3.3. We recommend independent legal advice

Before signing, we recommend that you have a legal adviser of your own choosing and trust. RENTA100 does not provide one, does not pay for one and does not propose any particular person: precisely so that the adviser is independent.

3.4. Market data

When we quote market figures we state the source and the year. They come from third parties and may have changed since publication.

4. Terms of use

By browsing this website, using the simulator or registering, you accept these terms. If you do not accept them, we ask you not to use the site.

4.1. Permitted use

You may freely consult the content, use the simulator for your own case, download the materials we make available to you and request information or an appointment.

4.2. What is not permitted

• Using the simulator in an automated, mass or systematic way. It is prohibited to use robots, scrapers or any automated procedure to generate calculations in series, and likewise to extract, replicate or reconstruct, by accumulating queries, the calculation base underlying our valuations.
• Entering another person's data without their permission. If you provide us with a third party's data, you are responsible for having informed them and for holding their consent.
• Impersonating another person or providing false information in the forms.
• Attempting to access restricted areas, to alter the operation of the site, to introduce harmful code or to carry out any action that compromises its security or availability.
• Reproducing or reusing the content for commercial purposes without our written authorisation.

5. Your account

To enter your private area we do not use passwords: we send a single-use link to your email address. For that reason we ask you to keep access to that email account under your control and to tell us if you suspect that anyone else may be using it.

A single email address is linked to a single role within the platform — homeowner, investor or collaborator — and that role cannot be changed afterwards. If you need to act in another role, you will have to use a different email address.

We may suspend or cancel an account that breaches these terms, giving prior notice unless the breach is serious.

6. Intellectual and industrial property

The texts, images, designs, trade marks, platform code and calculation tools belong to RENTA100 SERVICIOS, S.L. or to third parties who have authorised their use. The name RENTA100 and its distinctive signs are protected under industrial property law.

You may quote our content stating the source and linking to the original page. You may not copy it, transform it or exploit it commercially without our written authorisation.

7. Links to other websites

Some pages link to third-party websites — public bodies, data sources or providers. Those links exist so that you can verify what we say. We do not control their content and we are not responsible for it. If you find a link that no longer works or that leads to an inappropriate site, we would be grateful if you told us.

8. Availability and liability

We work to keep the site available and the information correct and up to date, but we cannot guarantee that the service will run without interruption or that it will be free of errors. We may suspend it temporarily for maintenance or for technical reasons.

We are not liable for damage arising from improper use of the site, from the entry of incorrect data by the user or from decisions taken solely on the basis of an indicative valuation, without the professional advice we recommend in section 3.

Nothing in this section limits the liability the law attributes to us towards consumers and users, or liability arising from wilful misconduct or gross negligence.

9. Changes to the service and to this notice

We may modify the content, the structure of the site and these terms. When we do so, we will update the date at the top and, if the change affects the rights or obligations of those already registered, we will tell them. We keep previous versions.

10. Data protection and cookies

The processing of your personal data is explained in our Privacy Policy, and what is stored in your browser in our Cookie Policy. Both form part of this legal notice for all purposes.

11. Partial invalidity

If any clause of this document turns out to be void or unenforceable, the rest will remain valid, and the affected clause will be replaced by another that matches the purpose of the original within what the law allows.

12. Governing law and dispute resolution

This legal notice is governed by Spanish law, and in particular by Law 34/2002 on information society services and electronic commerce, and by the consolidated text of the General Law for the Defence of Consumers and Users.

If you are acting as a consumer, any dispute will be submitted to the courts and tribunals that correspond to you under consumer protection rules, and this document does not deprive you of that right. In all other cases, the parties submit to the courts and tribunals of the city of Barcelona.
