The full process

From your first call to after the signing

The whole process takes between 4 and 8 weeks. You decide the pace. We take care of everything else.

  1. First call

    30–45 minutes · Free

You tell us your situation: age, home, what you need. We explain the four possible arrangements with real figures. We give you a first indicative valuation of what you could obtain, free and with no commitment, from just a few basic details. No pressure. If it does not suit you, we stop here.

  2. Analysis of your case

    3–5 days

We study your family situation, your home and your tax position. We prepare a personalised report with the four options applied to your specific case: how much you would receive, when, and on what terms.

  3. Meeting to go through the options

1–2 hours · Online or at our offices

We present the report by video call or at our offices. We go through the four options together and answer every question. Your children or relatives are welcome, always. We are building a network of certified partners: estate agencies trained by us.

  4. Decision and choice of arrangement

    As long as you need

We do not ask you to decide in the meeting. You take the report home, discuss it with whoever you want and call us when you are ready. It can be days or weeks. You set the pace.

  5. Finding the right investor

    1–3 weeks

We look within our network for the investor who best fits your transaction and we check their financial standing. Before signing, we tell you who they are and you give your approval: you have the right to approve who buys your home. If for any reason they do not suit you, we look for another.

  6. Have it reviewed by your own adviser

    3–5 days

We recommend that, before signing, you review the contract with an adviser independent of us and whom you trust.

  7. Official valuation, just before signing

    5–7 days

The official valuation is carried out by an independent appraisal company: we do not do it and we do not influence its result. It is commissioned when you accept an investor's proposal, before signing. Its cost is yours and is paid in advance at that point. Before commissioning it, we will tell you in writing how much it costs and who bears it if the transaction is not signed. We only need your home's documentation and some photos of the main rooms. The report is yours and we give it to you, whatever you decide afterwards.

  8. Signing before a notary

    1–2 hours

The transaction is formalised before a notary in a public deed. We go with you to the notary office and go through every clause before signing. That same day everything agreed is formalised — the initial payment, the monthly income or both, depending on the arrangement you chose — and you carry on living in your home, exactly as you did yesterday.

  9. Registration at the Land Registry

    2–3 weeks

We handle the whole registration. When it is done, you receive a copy of the registered deed. Your right to live in your home is officially protected against any third party.

  10. Support after signing

Always, for as long as you live in your home

Your adviser remains your contact. For any question, formality or change that comes up over the years. Same phone number. Same person. We are always one call away.

Questions about the process

What people usually ask us

Can I change my mind during the process?

Yes. Right up to the moment of signing at the notary office you can leave the process at any point, with no penalty. The indicative valuation and the advice cost you nothing.

Can my family be present at the meetings?

Of course. In fact, we recommend it. The more people you trust who hear the same thing, the better the decision you can make. Your children can attend as many meetings as they want.

Who is my point of contact throughout the process?

One single human adviser. Same name, same phone number, same person. From the first call until years after the signing. If at some point they are unavailable, you will know in advance and another adviser who knows your case will look after you.

What if I decide to sell but I am not sure which arrangement to choose?

That is what the meeting in step 3 is for. We show you the four options applied to your case, with real figures. You can choose afterwards, at home, with your family. If you have doubts, we hold another meeting. As many as it takes.

Do I have to accept the investor you propose?

No. Before signing we tell you which investor best fits your transaction and you give your approval. If for any reason they do not suit you, we look for another. You have the right to approve who buys your home.

What happens if something changes in my situation during the process?

If your family or financial situation changes while we are in the process, we pause everything and review it together. Life carries on, and our process adapts to it, not the other way round. At no cost, with no pressure, with no penalty.

Would you like to see what your home could give you?

Work out your indicative offer in under 2 minutes. No sign-up, no commitment, and nobody calls you until you ask.
