Service conditions for homeowners

This translation is for information only. The Spanish version is the one that applies.

What we do and what we do not do

We put homeowners who want to release money from their home in touch with investors willing to acquire it, under any of the four arrangements explained on this site. We stay with you throughout the process.

We do not buy your home. We are not the buying party in the transaction. We do not lend money. We are not a financial institution or an insurer.

Every transaction is signed as a public deed before a notary.

Your adviser

From the first conversation you are assigned a specific adviser, by name and with a direct telephone number. It is the same person throughout the process, and it stays the same person after signing.

If exceptionally that person is not available, you will be told in advance and told who is looking after you in the meantime.

What costs you nothing

The indicative valuation of your home is free and commits you to nothing.

Meetings, calls and advice from your adviser are free, both at our office and by video call, and there is no limit on how many.

We do not ask you for any payment to start. During the process, the only thing paid in advance is the official valuation, on accepting a proposal.

Our fees

Our fees are 1.5% of the amount you receive for the transaction, taxes included. That is the final figure: nothing is added to it.

They are only due if the transaction is signed before a notary. If it is not signed, there are no fees: we do not invoice you anything, whatever the reason and whoever decides not to go ahead.

They are settled on the day of signing, charged against the amount you receive. You never pay us fees in advance.

Before you sign anything, you will receive in writing the exact amount in euros of our fees for your particular transaction.

When we say no

Not every case can be done. If, when we study yours, we see that none of our products is right for you, we tell you: we do not leave your file in silence and we do not string you along.

We tell you in writing, with the reason, so that you can show it to whoever you want.

What we will not do in that conversation is propose something else instead. That decision is not ours.

The official valuation

An official valuation is required before signing. It is issued by an independent appraisal company: we do not carry it out and we do not influence its result.

It is commissioned when you accept an investor's proposal.

Its cost is yours and is paid in advance at that point.

Before commissioning it, we will tell you in writing how much it costs and who bears it if the transaction is not signed.

The figures we give you

As long as a figure says in writing that it is indicative, that is what it is. That notice appears in the calculator, in the simulations you save and in any document we give you, and it is there because our calculation has not yet been reviewed by an independent actuary.

When that review is signed we will tell you and the notice will disappear from the site. Not before, and not on some figures but not others.

Other costs of the transaction

In addition to our fees and the official valuation, every sale carries costs and taxes that the law and the deed share between the parties.

Your adviser will give you in writing the breakdown of the ones that fall to you, with amounts, before you sign anything.

What happens to your home afterwards

Before you sign anything, you will receive in writing what happens to your home when you die, under the arrangement you have chosen, and what your family receives or stops receiving. In plain words and for your particular transaction.

This is an explanation of the product, not inheritance or tax advice. That is what your lawyer or your notary is for.

How we contact you

If you leave us your details, we call you once to answer what you asked us. If in that conversation you do not expressly ask us to keep talking, we do not call you again. There is no second call "just to see how you are", and no third.

You can ask us at any time to stop contacting you, and we stop.

You can stop whenever you want

You can leave the process at any time before signing, without giving reasons and without any penalty from us.

A lawyer of your own, not ours

We recommend that a lawyer you trust reviews the transaction before you sign.

We do not suggest any particular lawyer or firm, and we do not pay for one. We do this deliberately: if we were the ones suggesting them, their review would not be truly independent.

You can bring your children, or anyone you want, to every meeting.

How it is formalised

Every transaction is signed as a public deed before a notary. You receive your copy.
